UREM Polska manages a portfolio of commercial properties located in major cities in Poland, belonging to UNIQA Real Estate Management. The company is part of a well-established Central and Eastern European Real Estate investment fund and is expanding its property management team for projects based in Krakow.

Wymagania

  • Bachelor's Degree (licencjat) minimum.
  • Excellent English skills, both spoken and written.
  • Minimum 10 years of experience in commercial real estate.
  • Minimum 3 years of experience in Property Management/Asset Management of A-class office buildings.
  • Willingness to travel occasionally within Poland.

Obowiązki

Operational Property Management:

  • Coordinating day-to-day technical maintenance of office buildings across multiple Polish cities.
  • Ensuring highest standards of tenant service and fostering long-term professional relationships.
  • Supervising subcontractors and service providers, performing periodic quality audits.
  • Ensuring compliance with Polish Building Law, health and safety regulations, and environmental standards.

Strategic Asset Management:

  • Developing and implementing medium- and long-term strategies for the office portfolio.
  • Monitoring and analyzing Key Performance Indicators and preparing management reports.
  • Overseeing operational budgeting (OPEX) and planning capital expenditures (CAPEX).
  • Identifying opportunities for cost optimization and revenue enhancement.
  • Coordinating with various departments regarding business plans and forecasts.

Commercialization and Lease Management:

  • Supporting re-commercialization processes including lease negotiations and renewals.
  • Overseeing delivery and handover of leased premises.
  • Conducting market research and monitoring competitive landscape.
  • Coordinating marketing activities with external partners.

Financial Reporting:

  • Implementing ESG strategies focusing on energy efficiency, carbon footprint reduction, and sustainability.
  • Collaborating with accounting regarding payment controls, debt collection, and Service Charge settlements.
